Plans for Phase I of a new mixed-use development on the corner of Midvale and Tokay that will include retail, condominiums and a new 20,000 square-foot Sequoya Branch Library received initial approval from the City’s Urban Design Commission at its May 23 meeting. Developer Joe Krupp and architect Bruce Simonson are currently making requested changes to Phase I plans based on the discussion at the UDC. The Developer’s request for rezoning for the mixed-use development will go before the City’s Plan Commission at its June 19 meeting; City Council approval is required before construction can begin. The Mayor and the Common Council approved the Sequoya Library project in the 2006 Capital Budget, at an estimated total cost of $5.2 million. This includes funds for the design of the Library’s interior, the purchase of the 20,000 square-foot Library condominium, and the build out of the interior space, including furnishings and equipment. The $5.2 million cost includes $4.3 million in City general obligation borrowing, and $900,000 in private contributions.

The architectural firm of Engberg Anderson Design Professionals has been chosen to design the interior of the new Library. Once the plan for redevelopment of the site is approved by the City, a design program for the new Branch will be developed; as part of this process, architects and staff will schedule public meetings with the many interested constituencies of the Sequoya Branch, including interested neighborhood association members, Library Friends and library users.
