Gagnier, Hicks Associates L.L.C. [GHA], works almost exclusively with nonprofit organizations developing supportive and special needs housing in the HUD and FHA programs of Section 202, Section 811, Section 221 and Section 232/223(f), HOME, and McKinney. The firm also works successfully with state financing agencies, as well as, the Federal Home Loan Bank. Presently, GHA’s pipeline includes projects in Massachusetts, Maine, New Hampshire, Vermont, Connecticut, New York, Illinois, Texas, Georgia, South Carolina, Montana, South Dakota, Minnesota, Tennessee, Ohio, and Florida.
Gagnier, Hicks Associates has been involved in the development of more than 200 housing projects across the country, creating in excess of 6,800 units. Our involvement with a project typically begins with the application for funding or financing and concludes when the housing is operational and final closing has occurred. GHA’s success rate for funding applications in the competitive programs is considerably above the norm.
In addition, the firm has relationships with several FHA lenders, which provide reliable underwriting for FHA programs in various HUD offices. In recent years, Gagnier, Hicks has been involved in an ever-increasing number of prepayments and refinances of HUD Section 202 direct loans and other HUD-related loans. GHA has been at the forefront nationally in this relatively new HUD program that allows projects to fund capital improvements and replacement reserves, increase cash flow through debt service savings, and provide additional supportive services for elderly residents.
