Commercial Roofing Systems

A roof may be designed using any one of a variety of architectural styles . . . or it may consist of a combination of them. For example, the most common roofs for residential structures are the shed, gable, hip, mansard, gambrel, and flat roofs. Commercial and industrial buildings usually use flat roofs, barrel roofs, and saw tooth roofs.

1) BUILT-UP ROOFING (B.U.R.) Built-Up Roofing materials, as the name implies, are used to form the various layers (or plies) and covering (cap sheet) that constitute built-up roofs. During the application process the layers are bonded together with hot bitumen or cold applications adhesives, or are nailed, spot-mopped, or sprinkle-mopped to decks as underlayment's. A majority of the asphalt-based and glass felts can be used in both hot and cold applied processes. Built-up roofs are generally installed on commercial and industrial properties.

2) SEAMLESS COMPOSITE ROOF This system has several advantages. First, since it utilizes environmentally responsible materials, there are none of the hazards associated with toxic fumes and fire. Second, the manufactured-in-place solid composite construction eliminates the problem of seams, blisters, and cuts at penetrations. In addition, the reinforcement matrix contains strand lengths 30 times greater than previously possible. This results in a 360 degree matrix that is lightweight yet has tremendous strength, stability, and elongation providing the versatility to perform where roll reinforcement cannot. 3) COMMERCIAL/INDUSTRIAL STEEP ROOFING To the owner of a building with a steeply-raked roof, appearance can sometimes be more important because a steep roof is often exposed to greater street viewing and may contribute substantially to the building’s image. Therefore, aesthetically pleasing roofing materials such as composition shingles, concrete and clay tiles, and metal panels are popular for buildings of this type. 4) WATERPROOFING Waterproofing should be used behind finish masonry on concrete and concrete masonry walls as a means of keeping water from saturating the back-up wall. Whenever water is expected to stand against a wall or horizontal surface, or when occupied space exists behind the wall or slab, waterproofing must be used.
